Othile — Zulu for "Someone"
End-to-end expertise across property development, project management, construction, and facilities management. From the first sketch on a page to a building that runs with precision — we are with you through every stage.
"Do you know someone?" — every single day, someone asks that question. We built a company to be the answer.
Othile is drawn from the Zulu word for "someone" or "somebody." It was chosen deliberately — because the rarest thing in this industry is a team that can genuinely claim to be that someone across every phase of a built environment project. We are that team.
It is genuinely rare to find an individual, let alone a team, that has operated with equal depth at every phase of a built environment project. We have. From the drawing board and the contractor's programme, through to the operating building and the CAFM system that runs it.
Leading professional teams from concept through to completion. We represent your interests throughout the entire project lifecycle — managing stakeholders, programmes, budgets and risk so that you remain in control without needing to manage the detail yourself.
Projects do not always run smoothly. When a project is in distress — whether due to contractual dispute, programme failure, or a breakdown in the professional team — we step in to stabilise, recover and reset the trajectory.
Comprehensive assessments of the current state of a facility or portfolio. The output is a clear, accurate picture of your asset base — essential for acquisition due diligence, maintenance planning, and long-term capital budgeting.
PPM schedules that are grounded in the actual condition and configuration of your assets. These programmes provide the foundation for accurate facilities management budgeting and reduce unplanned expenditure year-on-year.
Computer-Aided Facilities Management systems fail when they are imposed on an organisation without understanding how it works. We define processes and procedures first, then specify and procure a CAFM solution shaped around your business — not the other way around.
Assistance for organisations seeking SANS accreditation in facilities management and quality management. This is not a compliance exercise — it is a strategic alignment process ensuring that the FM function genuinely supports your broader business objectives.
Ensuring a completed facility is fully operationally ready from day one. Bringing the FM perspective into the project team at the right time is not a luxury — it is the difference between a smooth handover and an expensive, embarrassing scramble.
Strategic and operational management of property portfolios across commercial, retail, industrial and residential sectors. We bring rigour, reporting and commercial discipline to portfolio oversight.
We declare our fee. Any discounts or rebates we negotiate are returned to the client. We do not participate in commissions from suppliers or contractors we recommend. Ever. This is not a policy — it is a principle.
Formal risk management services — risk registers, business continuity planning, OHS compliance frameworks, and contractual risk analysis across ISO 31001, ISO 45001 and SANS 1752. But risk management is not only a service we offer: it is the discipline embedded in every engagement we take on. Identifying, anticipating and mitigating risk before it becomes a problem is not a separate work stream — it is the Othile method.
The Othile Engine was created to solve a problem we see every day: capable, skilled tradespeople and small business owners who excel at what they do, but who lack the time, resources or expertise to present themselves professionally and competitively.
The Engine powers those businesses. It gives them access to professional-grade marketing, estimating, quoting, tendering and contract documentation — so they can focus on delivery, while the Engine handles the rest.
"The ability to execute is not the same as the ability to win work. The Othile Engine bridges that gap — so that capability is never held back by presentation."
"We believe in people. We believe in promoting capable individuals and helping them build businesses that stand on their own."
We say what is true. We do not tell clients what they want to hear when the reality is different. Hard, honest conversations are not something we avoid — they are something we initiate. Good outcomes depend on it.
Our fee is declared upfront. We do not participate in commissions from suppliers, contractors or service providers we recommend. Any commercial advantage we negotiate belongs to the client. Profit must be reasonable — it cannot be hidden.
We bring professional judgement to every engagement. We do not simply execute instructions — we apply experience, challenge assumptions, and take responsibility for the quality of our own advice. That is what a trusted advisor does.
Our strategic alliances with like-minded individuals and specialist firms mean we can assemble teams of unmatched depth and experience — at any scale. We collaborate with people we respect, not simply people we know.
We believe in the development of capable individuals and the promotion of small, self-sustaining businesses. This is embedded in how we structure partnerships, how we engage subcontractors, and in the founding purpose of the Othile Engine itself.
The same team that advises on the concept is capable of managing the construction and overseeing the operation. This continuity reduces risk, eliminates knowledge gaps between phases, and keeps accountability firmly in one place.
40 years of unbroken experience across the full built environment lifecycle. A "boiler room to boardroom" practitioner — equally at home on site and in the executive suite. Nick began as a site agent at Conforce Construction, was appointed youngest-ever Projects Manager at FNB, and went on to lead landmark projects including Standard Bank 3 Simmonds Street (ranked among the world's five most technologically sophisticated buildings at the time), the award-winning Hollard Arcadia Campus consolidation, the WorldSpace Ground Station programme across Ghana, India and Kenya, and the resolution of a stalled R30m Rosebank development after contractual dispute. The 78 Fox Street refurbishment received an Eskom Energy Efficiency Design Award. His career spans Divisional MD at Etana Insurance, Group Properties & Facilities Manager at Hollard, Group Property Manager at Yellowwoods, and now Principal of Othile. He has lectured at the Academy for Facilities Management and has operated across 9 countries on 3 continents.
Fundi is the operational core of Othile. Her effectiveness comes from a rare combination: methodical process discipline, an unusually deep knowledge base, and the kind of institutional intelligence that takes years to build. She manages the business's day-to-day operations, leads the Othile Engine initiative, and ensures that every client interaction and every small business the Engine serves receives the same standard of rigour and care. Where others rely on systems, Fundi understands them — and that is the difference.
Currently serving as President of the South African Facilities Management Association (SAFMA), Batabile brings industry-leading authority to the team. His career spans COO of Integrated Facilities Management at Broll (covering 13 African countries), General Manager Africa at Servest, and Senior Regional Manager at Bidvest FM. He holds a BSc (Construction Economics & Management) and MBA, and has managed the real estate portfolios of Vodacom, De Beers and Philip Morris. His presence in the Othile alliance connects the team directly to the highest levels of the South African FM profession.
Johan is a BSc (Building) graduate of the University of the Witwatersrand with more than 40 years of experience across project management, facilities management, and property. He is an Accredited Facilities Professional (SAFMA) and a Corporate Member of CIOB and SAPOA. His career includes Executive Manager Zone Operations at the East London Industrial Development Zone, property project management at Standard Bank and FNB, and the delivery of a R500m automotive supplier park in under 18 months. He runs JB Consulting Africa and is a Vice Chairman and Director of SAFMA.
Hendrik occupies a rare position: he is a principal contributor to both SANS 1752 (Strategic Facilities Management System) and the ISO 41001 family of standards — meaning he helped write the frameworks the South African FM industry operates under. An Accredited Facilities Professional (SAFMA) with 25 years across FM, IT, BMS and compliance, his career spans Bidvest Facilities Management (Senior Manager: Compliance and BMS Integration), Internex/TFMC, RTT (IT Director), and Dendex/Denel. He has led ISO 9001, 14001, 45001, 31001 and SANS 1752 implementation across large portfolios; applied machine learning to real-time BMS data for predictive maintenance; identified R40m in savings through business process methodology; and migrated 1.5 million records across 11 legacy systems. He is also a lecturer at A4FM and a SAFMA Technology Implementation of the Year award recipient. As Tangible's CTO, he brings the technical frontier of FM practice to every Othile engagement.
Elize is a CFProf. Certified Facilities Professional (SAFMA) with over 20 years of experience across Total Facilities Management, PPP projects, procurement, contract and SLA management, OHS/OHASA, and risk management. Through Black Pearl (established 2020), she has served as Technical Advisor on government border post upgrade tenders for the Department of Home Affairs, conducted governance and risk consulting for Sanlam Properties, implemented risk frameworks for insurance buildings, and presents NQF6 FM training nationally. Career highlights include Head of Facilities at CCI South Africa (national total FM), Regional Manager at CBRE Excellerate, and Regional Facilities Coordinator at Old Mutual Properties. She holds NQF6 in both Project Management and Facilities Management, and is a SAFMA Gauteng Chapter Committee Member and Old Mutual National Service Excellence Award recipient.
Othile's own capability spans the full lifecycle of the built environment. Where a specific project benefits from a dedicated delivery entity, we engage a trusted partner whose values, standards and track record are consistent with our own. This is a considered, project-by-project decision. It does not represent a limitation of Othile's capability — it extends it. Accountability remains with Othile.
